The design of the house in Coventry involves the demolition of existing outbuildings, then with the preservation of the boundary wall and small part located on the adjacent plot, a single extension will be built. The project aims to unify the aesthetics of the existing house and provide the space and height needed for the newly designed kitchen. The kitchen is currently located in the main part of the house and is very small. Clients also want a place on the ground floor for a small but fully functional bathroom.
Since part of the existing building is on a neighbour’s plot and the properties share a wall at the border and a roof, the investment requires the consent of a neighbour – in the UK this is approved by the Party Wall Agreement procedure. It is necessary to exchange documents between the parties confirming the consent of the neighbor and the scope of work and obligations of the party responsible for the investment.
As designers we were responsible for design concept followed by full set of working drawings and also for filling in party wall agreement documents and submitting building notice application and contact with the council.
With investor’s help with the house survey it was all successfully done from our Polish office!
